Aston Villa could earn up to £3million a year from their plans to regenerate some of the land around their stadium.
That is the view of finance expert Stefan Borson, who exclusively told Football Insider it makes sense for clubs to pursue these sorts of developments as it can be included in their profit and sustainability (PSR) calculations.
Villa announced on 18 December “transformational” plans to regenerate an area outside Villa Park.
The redevelopment, which will be completed in time for Christmas 2025, will see the biggest beer hall in the Premier League constructed for matchdays that will also turn into a 3,500-seater venue for hosting concerts and events throughout the year.
The West Midlands giants’ revenue stood at £217.7million in their latest accounts for 2022-23, while they posted a net loss of £119.6million across the same period.
Under the PSR rules, top-flight clubs are only permitted to lose £105million over a rolling three-year period.
Aston Villa development plans to boost PSR situation
Borson admitted the new development will provide a slight boost to Villa’s PSR situation.
He told Football Insider: “I think all the clubs that can’t easily do stadium redevelopments, if you can get hospitality space in and around the ground from a PSR perspective that can be included in the calculation, then why wouldn’t you.
“You have got a lot of real estate there. You put some large venue in that you can use multiple times during the week, every little helps.
“I haven’t done the numbers, but it could be worth £2-3million a year.
“In the context of some pretty tight PSR requirements, then even £3million is worth having.
“None of these things are going to move the dial very materially, but it is going to help around the edges.
“It might mean you can keep a young player or pay some of the bills because a lot of the clubs in that space have got quite tricky PSR situations.”
